Roof survey in Lower Rainham: what you get

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey flat roofs, clay and concrete tiles and ridges, hips and valleys, and common reasons people get in touch are slipped, cracked or missing slates and tiles and ridge tiles that have lifted or moved.

In a village or hamlet like Lower Rainham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Common questions in Lower Rainham

Is my home in Lower Rainham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is the coastal weather around Lower Rainham hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Lower Rainham is within about 1 mile of the coast.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

Is Lower Rainham in your area?

Yes. Our area covers London and South East England, and that includes Lower Rainham.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.

Are you insured?

We are covered by professional indemnity and public liability insurance.

What we do, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Lower Rainham can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked
  • For flats, check roof access has been agreed

Local roofs in Lower Rainham

Lower Rainham is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. With Restoration House about 4.7 miles west, Lower Rainham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like Thames View Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Rainham (Kent) station, a dated record of the roof is useful when planning maintenance across a let.

What a roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys
  • Natural slate

What affects the price in Lower Rainham

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building

For a price for your roof in Lower Rainham, call 07833 053749 or send us an email with the address and some details. We will confirm the figure before booking.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • Dates you are working to, like exchange
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access

Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Do you need a roof survey in Lower Rainham?

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Condensation or damp timbers in the loft
  • Leaking gutter joints and downpipes
  • Worn or blocked valleys
  • Gaps in the roof where coverings have gone

Living close to Berengrave Chalk Pit is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Before booking any roof surveyor

  • Are they insured for the work?
  • What experience they bring
  • Their report turnaround times
  • Whether the loft is part of the inspection

What to expect from a roof survey

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.
