FAQs for Rettendon
Is Rettendon in the area you cover?
We do. Every survey there gets the same written report with photographs.
Is my home in Rettendon listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is ponding on a flat roof a problem?
Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
How fast do I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Flat roof surveys for homes and businesses in Rettendon
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. Typical surveys look at loose or cracked edge trims and blisters and bubbles in the covering, across GRP fibreglass, upstands and outlets and EPDM rubber.
Older buildings in small places like Rettendon may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

How the survey changes by roof type
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
What happens if roof problems are left?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Rettendon may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most houses, and more on a big or complicated roof. In a small place like Rettendon, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent
- Dig out any old roof reports or invoices

Flat roof surveys around Rettendon
With Danbury Place about 4.2 miles north, Rettendon sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Battlesbridge station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What a flat roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A fixed date for when the roof will need replacing
- The condition of the deck or insulation hidden under the covering
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How we price flat roof surveys
To price your survey, we check:
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- The shape of the roof and its details
- Roof area
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
A little information up front helps. It’s useful to include:
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
