Flat roof surveys for homes and businesses in Swallows Cross. More than 5,000 surveys completed across London and South East England.
- Blistering in felt or asphalt
- Damaged trims at the roof edge
- Failed seals around rooflight kerbs
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
- The shape of the roof and its details
- Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Helping us price your survey
Before you get in touch, it is useful to have:
- Dates you’re working to, such as exchange
- The style of property, from a terrace to a block
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
How a flat roof survey works in Swallows Cross
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. If you’ve noticed outlets that hold water back and pools of water lying on the roof, a survey will tell you what’s going on.
Flat roofs on exposed homes in small places like Swallows Cross take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Swallows Cross: your questions answered
Do you cover Swallows Cross?
Yes, Swallows Cross is one of the places we work. The survey and report are the same in Swallows Cross as anywhere else.
Is my home in Swallows Cross listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What’s in the report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.
Will you photograph what you find?
Yes. Photos are part of every report.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Will you check the loft?
Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
Why get it checked now?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Swallows Cross, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Flat roof surveys in Swallows Cross: local notes
The wider area around Swallows Cross has a long history of building, with Ingatestone Hall about 2.5 miles east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For landlords with property near Ingatestone station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Common roof problems in Swallows Cross
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
Here are some of the things we see often:
- Failed seals around rooflight kerbs
- Loose or cracked edge trims
- Signs of deflection in the roof deck
- Blocked or damaged outlets
For site and facilities teams at buildings such as Shenfield High School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Questions to ask before you book
- What the survey will not cover
- How much experience they have with roofs like yours
- Their report turnaround times
- Whether they hold professional indemnity and public liability insurance
What we do, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Swallows Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Note where any stains or damp appear
- Tell us where we can park nearby
- Keep pets out of the way during the survey

Advice
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
