Flat roof surveys for homes and businesses in Willows Green

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’ve noticed raised blisters across the surface and water getting in at rooflights, a survey will tell you what’s going on, on GRP fibreglass, mastic asphalt and EPDM rubber alike.

Older buildings in small places like Willows Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Local flat roofs in Willows Green

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Your questions about flat roof surveys in Willows Green

How do I find out if my home in Willows Green is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Willows Green?

Yes, Willows Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

How do you inspect a flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Landlord and commercial surveys in Willows Green

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What we are asked to look at in Willows Green

The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Here are some of the things we see often:

  • Leaks around rooflights
  • Outlets that hold water back
  • Signs of deflection in the roof deck
  • Cracked or split membrane

For landlords with property near Braintree station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Choosing a roof surveyor

  • Their report turnaround times
  • Whether the loft is part of the inspection
  • Will the report include photos?
  • How they plan to inspect the roof safely

What’s in a roof survey

When you need someone else

It is useful to know what a survey will not do before you book:

  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Getting in touch

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

Once you know what you need, phone 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Willows Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.
