About our landlord roof survey in Bower Heath
Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. Common reasons to book are leaks into upper flats and chimney stacks in poor repair, across rented houses, flat roofs on blocks and shared roofs.
Somewhere as small as Bower Heath, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help
Nothing here needs a ladder. Our suggestions:
- Give residents notice before a survey
- Ask residents to report damp right away
- Deal with urgent items first
- Keep roof surveys on a rolling plan
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Check the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.
What happens on the day
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours for a single let house, with blocks of flats taking longer. Somewhere like Bower Heath needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- If you’re buying, check with the agent that we can get in
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building

When to book a survey in Bower Heath
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
A survey makes sense if you’ve noticed:
- Gaps where tiles or slates have slipped
- Leaks into upper flats
- Cracked or lifting flashings
- Mortar falling from ridges and verges
Take an older house close to All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first.
Before booking any roof surveyor
- Whether the loft is part of the inspection
- Is VAT included in the price?
- Their report turnaround times
- What the report includes, and whether it has photos
When you need someone else
In fairness, there are limits to any roof survey:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Roof areas we weren’t given access to
- Who pays under the lease (that is a legal question)
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What a landlord roof survey looks like in Bower Heath
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.2 miles east lies Shaw's Corner, a reminder of how long the area around Bower Heath has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For landlords with property near Harpenden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Sauncey Wood Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Bower Heath is about 1 mile north of Harpenden, in Hertfordshire. Wherever you are in Bower Heath, we can come and survey your property, on a weekday, Saturday or Sunday. Our area takes in places right across Hertfordshire. You can also see our page for Milton Keynes.

Bower Heath questions
Is my home in Bower Heath listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
I let a flat near Harpenden station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
How long does the survey take?
It usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. We will confirm the timing when you book.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
What affects the cost of landlord roof surveys
When we price a survey, we consider:
- Height and safe access
- How big the roof is
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.
What we need to know
You don’t need to know any roofing terms. Just let us know:
- Any photos you have, taken from the ground or a window
- Any deadline, like an exchange date
- What made you get in touch
- Anything about access we should know
A quick phone call is typically the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
