About our landlord roof survey in Brickendon
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. We are often asked to look into mortar falling from ridges and verges and slipped or missing slates and tiles, across rented houses, converted houses and flat roofs on blocks.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Brickendon: your questions answered
How do I find out if my home in Brickendon is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Brickendon?
Yes, Brickendon is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Will you inspect a roof that several owners share?
Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you need access to all the flats?
That depends on the layout. We may need the roof space and some or all of the top-floor flats, and you or your agent arrange access. We’ll confirm what we need when booking.
Is this survey just for landlords?
We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

What this survey can’t tell you
In fairness, a roof survey has limits:
- Roof areas we weren’t given access to
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.
What this survey covers
- Shared roofs
- Converted houses
- Flat roofs on blocks
- Rented houses
- Gutters and downpipes
- Blocks of flats
The survey, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, and longer for a large or complex roof. Older rural homes like those around Brickendon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we’re looking at
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or drop us an email.

How the survey changes by roof type
Roof spaces and lofts
On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We record anything visible.
What affects the price in Brickendon
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Chimneys, valleys, parapets and other details
- The roof’s overall size
- The height of the building and how the roof can be seen safely
- Whether thermal imaging or a drone is needed
To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.
Booking your survey
There’s no need for technical words. It’s enough to tell us:
- The property’s address and postcode
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Any photos you have, taken from ground level or a window
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.
Roofs, chimneys and gutters in Brickendon
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
The streets around a church such as Holy Cross & St Alban are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Bayford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Surveys for landlords and agents in Brickendon
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
