About our landlord roof survey in Childwick Green
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey flat roofs on blocks, blocks of flats and shared roofs, and the problems we’re asked to look at most are missing or loose roof coverings and parapets and upstands in poor repair.
In a small place like Childwick Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we can’t see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Tips from our surveys
Here are a few things we’d tell any owner:
- Don’t store items over the loft hatch
- Survey the roof on a regular cycle
- Deal with urgent items first
- Have gutters and outlets cleared every year
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
What a landlord roof survey does not cover
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that is a legal question)
- A full structural assessment of the building
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
What this survey covers
- Flat roofs on blocks
- Rented houses
- Blocks of flats
- Gutters and downpipes
- Shared roofs
- Converted houses
How the survey works
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Childwick Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Let us know where we can park nearby
- Tell us about any leaks, stains or damp patches you know of
- Leave side gates unlocked

What a survey costs
We confirm the price for the job before booking. This is what makes a difference:
- The use of thermal imaging or a drone
- How many separate roofs there are, like extensions, dormers and garages
- The size of the roof
- Height and safe access
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors

Childwick Green questions
Is my home in Childwick Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Childwick Green?
Yes. Childwick Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How much time does the visit need?
Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
What’s the best way to book?
It is easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we will recommend the right survey. Surveys run on weekdays, Saturdays and Sundays.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Childwick Green homes and their roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.4 miles south-west lies Childwickbury Manor, a reminder of how long the area around Childwick Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Harpenden station, a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for example near Village Arcade St Albans, a roof report helps plan work around trading rather than after a leak.
