Signs you need a roof leak investigation in Bulbourne

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.

Here are some of the things we see often:

  • Leaks below a flat extension roof
  • Staining where a gutter or parapet meets the wall
  • Ceiling stains that grow after rain
  • Damp on a chimney breast

Take an older house close to St Mary's Church: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What a good roof survey covers

Roof leak investigation in Bulbourne: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe vantage point. We survey chimney stacks, slate and tile slopes and lead flashings, and the problems we are asked to look at most are damp ceilings under a flat roof and drips from nail tips in a cold loft.

Roofs in small places like Bulbourne frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Different roofs, different checks

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Useful tips for Bulbourne property owners

You do not need to be a roofer to help. What helps most:

  • Put a bucket under the drip and move valuables
  • Let us know about any past repairs to the roof
  • Check the loft is accessible
  • Mention any plumbing above the damp area

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Leaks and storm damage in Bulbourne

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 4.1 miles south lies Cholesbury Manor House, a reminder of how long the area around Bulbourne has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For site and facilities teams at buildings like Grove Road Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Tring station, tracing a leak quickly matters when a tenant is living with it.

Bulbourne: your questions answered

Do you cover smaller places like Bulbourne?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do you cover Bulbourne?

Yes, Bulbourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see each point for yourself.

Will you fix the leak as part of this?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a small place like Bulbourne, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Advice

How we price roof leak investigations

Several things affect the price of a survey:

  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

We will typically ask about:

  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • What made you get in touch

Not sure which survey you need? It is easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
