Roof leak investigations for homes and businesses in West Thurrock

We investigate roof leaks in West Thurrock and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or use the contact form to arrange a visit. If you’ve noticed wet patches high on an inside wall and leaks that appear only in driving rain, we can find out what’s behind it.

Houses in smaller places like West Thurrock can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a roof leak investigation doesn’t cover

To be straight with you, a roof survey has limits:

  • The repair itself (the investigation finds and reports the cause)
  • A promise to find every leak on a single visit
  • Leaks from plumbing, tanks or pipework rather than the roof

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to West Thurrock is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches
  • Leave a clear route to the loft

Advice

West Thurrock questions

Is West Thurrock within the area you cover?

Yes, West Thurrock is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in West Thurrock listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How we price roof leak investigations

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

We will usually ask about:

  • What kind of property and roof it is
  • What’s prompted the survey
  • When you need the report by
  • Your postcode, so we can check access and travel

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.

How the survey changes by roof type

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

West Thurrock roofs and the weather

West Thurrock lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Rainham Hall lies about 4.7 miles north-west, so building around West Thurrock goes back a long way. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters. The streets around a church such as St Clement's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like West Thurrock Academy: a leak through a large roof is often found some distance from where the water shows inside.

West Thurrock is about 2 miles west of Grays, in Thurrock. West Thurrock gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Note the weather when the leak shows
  • Mention any plumbing above the damp area
  • Clear the loft hatch so we can get in
  • Leave roof access to professionals

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
