Chimney survey in Aingers Green: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. Typical surveys look at damp patches on chimney breasts and worn or missing pointing, on shared and party-wall stacks, brick chimney stacks and lead flashings.

Some older homes in villages like Aingers Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What affects the cost of chimney surveys

Prices always include VAT. The things that change the price are:

  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • The roof’s overall size
  • Height and safe access

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Some details help us suggest the right survey and price. When you get in touch, it helps to mention:

  • When you need the report by
  • Anything about access we should know

Questions from Aingers Green

I let a flat near Great Bentley station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Is the coastal weather around Aingers Green hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Aingers Green is within about 4 miles of the coast.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

How much is a survey?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Photograph damp patches with the date
  • Glance at the stacks from the street now and then
  • Do not use a ladder to reach the stack yourself
  • Check fixings on the stack are secure

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

What we look for on each type of roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Do you need a chimney survey in Aingers Green?

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

These are some of the problems a survey can pick up:

  • Redundant stacks capped without ventilation
  • Gaps in the mortar around the pots
  • Bricks with flaking faces
  • Lifted or split lead flashings

The streets around a church like Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Whether VAT is in the quoted price
  • When you’ll get the report
  • What insurance they carry

What a roof survey includes

Roofs, chimneys and gutters in Aingers Green

Aingers Green is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Thorpe Hall about 4.1 miles east, Aingers Green sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Great Bentley station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Great Bentley Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two on an ordinary house, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Aingers Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Make sure we can get to the back of the property
  • If you are buying, let the agent know when we are coming
  • For flats, make sure roof access has been agreed
