Chimney surveys for homes and businesses in Bobbingworth
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Common reasons to book are mortar washing out of the joints and unused flues sealed without airflow, on chimney breasts, chimney pots and cowls and flaunching.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. In a small place like Bobbingworth, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Check that disused chimneys can still breathe
- Glance at the stacks from the street now and then
- Keep track of stains on chimney breasts
- File photos of the stacks with your home records
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

My chimney looks like it is leaning. What should I do?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
What this survey can’t tell you
In fairness, a roof survey has limits:
- Whether a stack needs rebuilding on structural grounds
- Hidden sides of a shared stack
- Gas safety checks, which need a Gas Safe registered engineer

Checking the roof from ground level
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Local roofs in Bobbingworth
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.9 miles south-west lies Hill Hall, a reminder of how long the area around Bobbingworth has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

How the survey works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Bobbingworth can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared
Arrange a survey
A quick phone call is typically the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Common roof problems in Bobbingworth
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
Things that often lead to a survey include:
- Unused flues sealed without airflow
- A chimney out of line
- Eroded joints in the brickwork
- Gaps where the stack meets the roof
Take an older house close to Church of St Germain: old fixings, lead flashings and tall chimneys are typical of older roofs.
