About our chimney survey in Crow Green
Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you are worried about damp patches on chimney breasts and flashings pulling away from the stack, we can find out what’s behind it.
In a village or hamlet like Crow Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later.

How the survey works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for most homes, a little longer where there are several stacks. In a small place like Crow Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Getting ready for the survey

Advice
Crow Green questions
Do you cover smaller places like Crow Green?
Yes, Crow Green is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I find out if my home in Crow Green is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you inspect shared chimneys?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
How can you see the top of the stack?
We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.
What we look for on each type of roof
Chimney pots and cowls
Each pot is bedded into the flaunching, frequently with a cowl or cap on top. We check that they look secure and undamaged.
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Landlords, agents and block managers in Crow Green
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when booking and we will plan the survey around it.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Signs you need a chimney survey in Crow Green
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
Signs worth acting on include:
- Mortar washing out of the joints
- Frost-damaged brickwork on the stack
- Unused flues sealed without airflow
- Damp patches on chimney breasts
If you own a rental within reach of Shenfield station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Whether you get a written report with photos
- Are they insured for the work?
- Their report turnaround times
- What experience they bring
How we price chimney surveys
Not every roof costs the same to survey, for these reasons:
- Height and safe access
- How many separate roofs there are, like extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- The roof’s overall size
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
A little information up front helps. Please include:
- Where the property is, with the postcode
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Chimney surveys around Crow Green
The wider area around Crow Green has a long history of building, with Ingatestone Hall about 4.4 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park like Weald Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. The streets around a church like Trinity Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
