Your questions about chimney surveys in Harold Hill

Will you come out to Harold Hill?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Harold Hill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you inspect shared chimneys?

Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

Chimney surveys for homes and businesses in Harold Hill

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. Common reasons to book are lifted or split lead flashings and a chimney out of line, on shared and party-wall stacks, flaunching and brick chimney stacks.

Around Harold Hill, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Getting in touch

A few details help us point you to the right survey and price. When you contact us, it helps to mention:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • What’s prompted the survey

When you are ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a house, though large, tall or awkward roofs take more time. Parking around Harold Hill is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Let us know where we can park nearby
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors

Why get it checked now?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. In a smaller place like Harold Hill, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What a chimney survey looks like in Harold Hill

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Hare Hall, about 1.9 miles south-west, show how far back building in the area around Harold Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Drapers' Pyrgo Priory School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Harold Wood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
