What we look for on each type of roof

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney survey in St Vincent's Hamlet

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed spalled or crumbling bricks and pots or cowls that look unsafe, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like St Vincent's Hamlet may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in St Vincent's Hamlet

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.

Problems we come across often include:

  • Bricks with flaking faces
  • Pots or cowls that look unsafe
  • Staining on walls around the chimney
  • Flashings pulling away from the stack

If you live near a park such as Dagnam Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What a good roof survey covers

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

Questions from St Vincent's Hamlet

Do you cover smaller places like St Vincent's Hamlet?

Yes. St Vincent's Hamlet is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Harold Wood station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Why is my chimney breast damp?

Usually it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like St Vincent's Hamlet can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Older cottages and farmhouses around St Vincent's Hamlet can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

St Vincent's Hamlet homes and their roofs

Historic houses such as Hare Hall, about 3 miles south-west, show how far back building in the area around St Vincent's Hamlet goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near Church of St Thomas, its chimney, valleys and lead work are likely to be the parts that need attention first.
