What we look for on each type of roof

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Chimney survey in Hazeleigh: what you get

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We are often asked to look into pots or cowls that look unsafe and mortar washing out of the joints, on flaunching, chimney breasts and shared and party-wall stacks.

Some older homes in villages like Hazeleigh are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What we are asked to look at in Hazeleigh

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

It’s worth booking a survey if you’ve seen:

  • Bricks with flaking faces
  • Damp patches on chimney breasts
  • Pots or cowls that look unsafe
  • Flashings pulling away from the stack

The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • What the survey won’t cover
  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

What affects the cost of chimney surveys

To price your survey, we look at:

  • Height and safe access
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, like extensions, dormers and garages

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

Getting the details right at the start saves time. Please include:

  • Any deadline, like an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Hazeleigh, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Clear the way to the loft hatch
  • Let us know about parking before the day
  • Make sure we can get to the back of the property

Advice

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Chimney surveys around Hazeleigh

Hazeleigh lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near South Woodham Ferrers station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses like Danbury Place, about 3.4 miles west, show how far back building around Hazeleigh goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Your questions about chimney surveys in Hazeleigh

Do you cover smaller places like Hazeleigh?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Hazeleigh is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll plan the survey around it.

What happens next?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What’s in the survey report?

Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether a gas appliance or its flue is safe
  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.
