Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Find out whether changes to a stack need permission
  • Book a sweep for flues that are in use
  • Glance at the stacks from the street now and then
  • Check unused flues are capped with ventilation

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

About our chimney survey in Roxwell

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed gaps in the mortar around the pots and loose, cracked or missing pots, we can find out what’s behind it.

Some older homes in villages like Roxwell are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Chimney surveys in Roxwell: local notes

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Roxwell has a long history of building, with Hylands about 3.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Common roof problems in Roxwell

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Common reasons to book include:

  • Gaps where the stack meets the roof
  • Loose, cracked or missing pots
  • Damp patches on chimney breasts
  • Eroded joints in the brickwork

If you own a rental within reach of Chelmsford station, a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • Whether the inside of the roof is included
  • Will the report include photos?

Roxwell questions

Will you come out to Roxwell?

Yes. Roxwell is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Roxwell is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Will you go up on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

How do I book a survey in Roxwell?

It’s easiest to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we will take it from there. We survey seven days a week.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Structural calculations for a leaning stack
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Flaunching
  • Brick chimney stacks
  • Chimney pots and cowls

The survey, step by step

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for a house, though large, tall or awkward roofs take more time. Somewhere like Roxwell needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
