South Hanningfield Chimney Survey
Wondering about the chimney stack at a property in South Hanningfield? We carry out chimney surveys in South Hanningfield and across Essex.
- Unused flues sealed without airflow
- Worn or missing pointing
- Signs that a stack is leaning
Chimney survey in South Hanningfield: what you get
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. If you’re worried about redundant stacks capped without ventilation and damp patches on chimney breasts, we can find out what’s behind it.
In a village or hamlet like South Hanningfield, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Honest limits
In fairness, there are limits to any roof survey:
- Areas we cannot view from safe positions
- Whether a gas appliance or its flue is safe
- What’s inside the brickwork or behind render, without opening up

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Around South Hanningfield, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Clear the way to the loft hatch
- For flats, make sure roof access has been agreed

Roofs, chimneys and gutters in South Hanningfield
Historic houses such as Danbury Place, about 4.6 miles north, show how far back building in the area around South Hanningfield goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Wickford station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips from our surveys
Here are a few things we’d tell any owner:
- File photos of the stacks with your home records
- Ask about consent before removing a chimney on an older property
- Ask for ventilated caps on redundant stacks
- Photograph damp patches with the date
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How we price chimney surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- The shape of the roof and its details
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- Commercial roofs and larger buildings
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
What to let us know when you get in touch
To price your survey accurately, we will ask about:
- Any photos you have, taken from the ground or a window
- When you need the report by
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or email us.
Common questions in South Hanningfield
Do you cover smaller places like South Hanningfield?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Wickford station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details, including who will give access on the day.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
What happens next?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Will you walk on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
Why get it checked now?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. For older village homes like those around South Hanningfield, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
