How a roof leak investigation works in South Hanningfield
Our roof leak investigations cover South Hanningfield and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photographs and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or drop us an email. If you are worried about water coming in around a roof light or dormer and drips from nail tips in a cold loft, a survey will tell you what’s going on, on slate and tile slopes, lead flashings and the roof space alike.
In a village or hamlet like South Hanningfield, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Do you need a roof leak investigation in South Hanningfield?
A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.
Signs worth acting on include:
- Leaks at a dormer or roof window
- Damp ceilings under a flat roof
- Damp patches next to the stack
- Damp walls below an overflowing gutter
The streets around a church such as Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
Questions to ask before you book
- Will the report include photos?
- Their insurance cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the loft space is looked at, where there is one
Why act early in South Hanningfield
Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. For older village homes like those around South Hanningfield, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

How the survey changes by roof type
Valleys
Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.
What this survey cannot tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- What’s under the covering or behind the plaster
- A structural engineer’s report
- Putting the leak right
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

FAQs for South Hanningfield
Do you cover smaller places like South Hanningfield?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover South Hanningfield?
Yes, South Hanningfield is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or drop us an email with the address and some details.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Why isn’t the leak directly above the stain?
Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.
South Hanningfield roofs and the weather
With Danbury Place about 4.6 miles north, South Hanningfield sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
Landlords with a home close to Wickford station may find that tracing a leak quickly matters when a tenant is living with it.

The survey, step by step
The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Rural addresses near South Hanningfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
