Your questions about electronic leak detection in Chazey Heath

Do you cover smaller places like Chazey Heath?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Chazey Heath?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Does ELD work under paving or planting?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We’ll discuss it before we quote.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Electronic leak detection in Chazey Heath

We carry out electronic leak detection on flat roofs in Chazey Heath and across London and South East England. Testing typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. You get a report with photographs. If you’ve noticed gaps at membrane joints and damp inside with no sign on the roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Chazey Heath, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Roof by roof

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes a time that depends on the membrane area and the build-up, which we set out in the quote. Cottages and farmhouses around Chazey Heath often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First, you let us know about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Signs you need electronic leak detection in Chazey Heath

Joints and laps in a membrane can fail over time. Small openings at laps can leak for months before it shows.

Here are some of the things we see often:

  • Failed seams and laps
  • Holes around roof penetrations
  • Leaks through a covered membrane
  • Leaks through a flat roof with no obvious cause

If you look after a shop, office or commercial unit, for instance near Broad Street Mall, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What experience they bring
  • Whether the inside of the roof is included
  • What they will not be able to tell you

What a good roof survey covers

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What electronic leak detection does not cover

A survey is a close look at the flat roof membrane, but it can’t do everything. Its limits include:

  • Leaks from plumbing or windows
  • The extent of water in the insulation
  • Roofs whose membrane or build-up is not suitable

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Electronic leak detection around Chazey Heath

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 1.6 miles west lies Mapledurham House, a reminder of how long the area around Chazey Heath has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Kidmore End Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Tilehurst station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
