About our electronic leak detection in Chickney

A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. We test and report and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey flat roof membranes, roof terraces and balconies and green roofs, and common reasons people get in touch are gaps at membrane joints and new membranes needing a check before handover.

Flat roofs on exposed homes in small places like Chickney take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Flat and commercial roofs around Chickney

Horham Hall, about 1.7 miles north, is one of the historic houses in the wider area around Chickney. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own a rental within reach of Stansted Airport station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

FAQs for Chickney

Do you cover Chickney?

Yes. Our area covers London and South East England, and Chickney is part of that. Just call 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

How do I find out if my home in Chickney is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. To get a quote, call 07833 053749 or send us an email.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Roof by roof

Single-ply membranes

Single-ply can be punctured by tools or fixings. ELD can locate them.

EPDM rubber roofs

Some EPDM membranes conduct electricity, which can rule out some methods. We’ll tell you if yours isn’t suitable.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

Do you need electronic leak detection in Chickney?

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Signs worth acting on include:

  • New membranes needing a check before handover
  • Breaches hidden under paving or planting
  • Repairs that haven’t stopped the leak
  • A flat roof leak that cannot be traced

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • What exactly goes into their report
  • When you’ll get the report

What a roof survey includes

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Act on new leaks promptly
  • Find the breach before more patching
  • Test new membranes before covering them
  • Keep a note of leaks after rain

If we think the leak isn’t coming through the membrane, the report says so, with a suggestion of what to check next.

Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. For a village or hamlet like Chickney, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Mention any parking restrictions on your street
  • Keep pets inside or away from the areas we are looking at
