Electronic leak detection for Eversholt homes and businesses

Electronic leak detection in Eversholt: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof cannot be tested. We survey roof terraces and balconies, green roofs and flat roof membranes, and people most frequently book us about failed seams and laps and leaks through a flat roof with no obvious cause.

Older buildings in small places like Eversholt may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

The aim of the visit is simple: to see as much of the flat roof membrane as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. In a hamlet or village like Eversholt, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photographs in a report for your roofer.

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Eversholt: your questions answered

How do I find out if my home in Eversholt is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Eversholt?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do you choose the testing method?

The method is chosen to suit the roof. Low-voltage testing typically needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

How is ELD priced?

We quote for each roof individually. Send us details of the roof. Just phone 07833 053749 or drop us an email for a quote.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Do not let outlets block
  • Find the breach before more patching
  • Act on new leaks promptly
  • Record dates and spots where water appears

If anything in the report is not clear, ask us. We will explain what was found and what it means.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Roofs whose membrane or build-up is not suitable
  • How wet the insulation is
  • Water entering through details rather than the membrane

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

What this survey covers

  • Green roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies

Do you need electronic leak detection in Eversholt?

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs, depending on the build-up.

It is worth booking a survey if you’ve seen:

  • Leaks showing away from the breach
  • Leaks under green or ballasted roofs
  • Water coming in under a flat roof
  • Failed seams and laps

For an older house near a landmark such as Church of St Lawrence, the joins between later flat roofs and the old walls are where problems typically start.

What to check before booking

  • Their track record with similar roofs
  • Their insurance cover
  • Whether you get a written report with photos
  • When you’ll get the report

What’s in a roof survey

Different roofs, different checks

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.

Flat and commercial roofs around Eversholt

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Flitwick Manor about 1.9 miles east, Eversholt sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Flitwick station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
