About our electronic leak detection in Fairstead
Some flat roofs can’t be tested electronically. Some membranes conduct electricity themselves, and some build-ups lack the layer the test needs below the membrane. We will say if ELD will not work on your roof before any testing. Any details you have about the membrane and build-up help us decide, like drawings or specifications. It saves a wasted visit. We survey single-ply roofs, roof terraces and balconies and commercial flat roofs, and common reasons people get in touch are water coming in under a flat roof and holes left by work on the roof.
In a village or hamlet like Fairstead, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when you book.
What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Why get it checked now?
A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss, on suitable membranes. Older cottages and farmhouses around Fairstead can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

How we price electronic leak detection
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and some details. We’ll confirm the figure before booking.
Booking your survey
We’ll typically ask about:
- The reason for the survey, like buying, a leak or storm damage
- Where water is showing inside, if it is
- When you need the report by
- The kind of building and roof involved
We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or drop us an email.
The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Fairstead can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, you tell us about the roof build-up and where water is showing.
- The roof is assessed to see if electronic testing will work on it.
- The testing method is chosen to suit the membrane and build-up.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photos in a report for your roofer.
Before we arrive
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Find any records of previous roof work
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
Advice
Checking the roof from the ground
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Use boards when working on the roof
- Test new membranes before covering them
- Stay off the flat roof unless needed
- Clear flat roof outlets regularly
Questions about the results are welcome. We can talk you through the findings.
Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.
Questions from Fairstead
Do you cover Fairstead?
Yes, Fairstead is one of the places we work. Every survey there gets the same written report with photographs.
Will you come out to Fairstead?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Which method do you use?
The method is chosen to suit the roof. Low-voltage testing typically needs a wet surface and high-voltage methods need the membrane dry and exposed.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What does electronic leak detection do?
A sound membrane blocks the test current, but a hole lets it through. That is how we locate breaches you cannot see.
How much time does ELD need?
It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.
Do you climb onto every roof?
Only if it is safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
What electronic leak detection looks like in Fairstead
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
If you own a rental within reach of White Notley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Terling Church of England Voluntary Aided Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Parish Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
