Need electronic leak detection in Hogpits Bottom?

Electronic leak detection in Hogpits Bottom

There are different ELD methods. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. We will say if your roof doesn’t suit either method at the outset. We survey flat roof membranes, single-ply roofs and green roofs, and people most frequently book us about failed seams and laps and new roofs to check before paving or planting.

Some older homes in villages like Hogpits Bottom are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

What you get is a clear record of the flat roof membrane on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The extent of water in the insulation
  • Leaks from plumbing or windows
  • Carrying out the repair work

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Green roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Single-ply roofs

Do you need electronic leak detection in Hogpits Bottom?

A breach can be left during installation. ELD on a new roof can show holes before they cause leaks.

A survey can pick up problems like:

  • Leaks through a flat roof with no obvious cause
  • Stains far from any visible defect
  • Patched roofs that still leak
  • Leaks at pipes, outlets or fixings

If you own a rental within reach of Chalfont & Latimer station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before booking any roof surveyor

  • Whether you get a written report with photos
  • Are they insured for the work?
  • How long they’ve been surveying roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

Hogpits Bottom questions

Do you cover Hogpits Bottom?

Yes, Hogpits Bottom is one of the places we work. The survey and report are the same in Hogpits Bottom as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Hogpits Bottom?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Electronic leak detection in Hogpits Bottom: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 2 miles south lies Chenies Manor House, a reminder of how long the area around Hogpits Bottom has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

The streets around a church such as Church of St Mary Magdalene (Church of England) are frequently among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What affects the price in Hogpits Bottom

We confirm the price for the job before you book. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window

Every survey is priced before it’s booked, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, ring 07833 053749 or email us.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes a time that depends on the membrane area and the build-up, which we set out in the quote. If you have questions on the day, just ask. In a small place like Hogpits Bottom, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before the survey

  • Check we can get to the back of the property
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed
