Electronic leak detection in Hook End: what you get

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. If you are worried about leaking laps in the waterproofing and breaches around outlets and penetrations, we can find out what’s behind it, whatever the roof.

Somewhere as small as Hook End, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Roof by roof

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but punctures and seam failures still happen.

Bituminous membranes

Bitumen roofs can frequently be tested electronically, depending on what’s below.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Limit access to the roof
  • Don’t let outlets block
  • Consider ELD before paving or planting goes on
  • Have roof specifications to hand

File the report with your roof paperwork. It’s a dated record of the membrane’s condition.

Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roofs whose membrane or build-up is not suitable
  • The extent of water in the insulation
  • Areas we cannot reach or that cannot be tested

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Commercial flat roofs
  • Flat roof membranes
  • Single-ply roofs
  • Green roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies

What electronic leak detection looks like in Hook End

With Ingatestone Hall about 4.1 miles east, Hook End sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Landlords with a home close to Shenfield station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.

Hook End is about 4 miles north of Brentwood, in Essex. In Hook End, as across Essex, every roof gets the same careful survey. We cover towns and villages across Essex, from the larger towns to small villages. For surveys nearby, see our Chelmsford page.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Hook End frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before the survey

  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

Questions from Hook End

Is Hook End within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you cover Hook End?

Yes, Hook End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. For a quote, phone 07833 053749 or use the contact form.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

When to book a survey in Hook End

A breach can be left during installation. Testing before the roof is covered or handed over helps find them.

People normally book a survey when they’ve noticed one of these:

  • New roofs to check before paving or planting
  • Leaking laps in the waterproofing
  • Repairs that haven’t stopped the leak
  • Leaks showing away from the breach

Anyone responsible for a site like Doddinghurst Infant School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
