Electronic leak detection in Navestock Side

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. We survey single-ply roofs, roof terraces and balconies and green roofs, and the problems we are asked to look at most are breaches hidden under paving or planting and new membranes needing a check before handover.

Flat roofs on exposed homes in small places like Navestock Side take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Do not keep patching the same spot
  • Keep a note of leaks after rain
  • Ask contractors to protect the membrane
  • Check new waterproofing before handover

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Navestock Side questions

Do you cover smaller places like Navestock Side?

Yes, Navestock Side is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Navestock Side is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Is my roof suitable for ELD?

ELD doesn’t suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. We will tell you if yours isn’t suitable before testing.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What this survey can’t tell you

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Leaks from walls, copings or rooflights
  • Carrying out the repair work
  • The extent of water in the insulation

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What electronic leak detection looks like in Navestock Side

Hill Hall, about 4.8 miles west, is one of the historic houses in the wider area around Navestock Side. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark like Church of St Paul, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Brentwood station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Navestock Side is about 3 miles north-west of Brentwood, in Essex. Whether the building in Navestock Side is a house, a flat or a commercial unit, the roof can be surveyed. Across Essex, we cover Navestock Side and the places around it. You can also see our page for Chelmsford.

Why get it checked now?

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. In a place like Navestock Side, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What you get with us

  • More than 20 years surveying roofs
  • Weekday and weekend surveys
  • Every finding written up with photos
  • Thermal imaging and drone inspection where they help

Read our cost guide or our case studies.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Any photos you have, taken from the ground or a window

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before you book.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. In a small place like Navestock Side, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work
