Jockey End Electronic Leak Detection
We take a careful look at the flat roof membrane at your property in Jockey End, and put it all in a photo-illustrated written report.
- New roofs to check before paving or planting
- Leaks through a covered membrane
- Leaks at pipes, outlets or fixings
Electronic leak detection for homes and businesses in Jockey End
Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work, and some may need lifting. We will discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. If testing is not possible, we will say so. We survey flat roof membranes, green roofs and liquid-applied waterproofing, and common reasons people get in touch are leaks through a covered membrane and gaps at membrane joints.
Somewhere as small as Jockey End, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere like Jockey End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The testing method is chosen to suit the membrane and build-up.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
How to prepare
- Move anything stored under the loft hatch
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices

Questions from Jockey End
Does a conservation area affect roof work in Jockey End?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Jockey End?
Yes, Jockey End is one of the places we work. The survey and report are the same in Jockey End as anywhere else, and visits run on weekdays and weekends.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can every flat roof be tested?
ELD does not suit every roof. Certain membranes are conductive and some roofs lack the layer the test needs. We’ll tell you if yours is not suitable at the start.
What a survey costs
All our prices include VAT. The things that change the price are:
- The shape of the roof and its details
- House, block, shop or office
- The height of the building and how the roof can be seen safely
- If the survey needs thermal imaging or a drone
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.
What we need to know
Getting the details right at the start saves time. Please include:
- Pictures of the roof from a safe spot, if you have them
- Access details, such as a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- The reason for the survey, such as buying, a leak or storm damage
We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
What this survey can’t tell you
Before you book, it is worth knowing what a survey won’t do:
- Roofs whose membrane or build-up is not suitable
- Water entering through details rather than the membrane
- Sections we cannot safely access
If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.

Electronic leak detection in Jockey End: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Anyone responsible for a site like Gaddesden Row JMI School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Berkhamsted station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Jockey End is about 4 miles north of Hemel Hempstead, in Hertfordshire. Whether the building in Jockey End is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Hertfordshire coverage includes Jockey End. Milton Keynes is in our area too.
Surveys in HP2 are booked the same way as anywhere else. We cover properties on West Dene, Johnson Court and Gaddesden Row and the roads around them. DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Why get it checked now?
ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. For older village homes like those around Jockey End, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
