How electronic leak detection works in Kemsley Street
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. We are often asked to look into damp inside with no sign on the roof and water coming in under a flat roof, across liquid-applied waterproofing, single-ply roofs and commercial flat roofs.
In a village or hamlet like Kemsley Street, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What affects the cost of electronic leak detection
When we price a survey, we consider:
- How big the roof is
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:
- What made you get in touch
- The address and postcode of the property
- When you need the report by
- Access details, like a loft hatch or a shared roof
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
Kemsley Street questions
Is the coastal weather around Kemsley Street hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover smaller places like Kemsley Street?
Yes. Kemsley Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
What’s the best way to book?
The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll take it from there. We survey on any day of the week.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How much does electronic leak detection cost?
We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, ring 07833 053749 or drop us an email.
Which method do you use?
The roof decides the method. You will know which method we plan to use before we start.
Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- The extent of water in the insulation
- Leaks from walls, copings or rooflights
- Areas we cannot reach or that cannot be tested

Common roof problems in Kemsley Street
If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.
People normally book a survey after spotting something like this:
- Holes around roof penetrations
- Holes left by work on the roof
- Leaks that return after repairs
- Damp inside with no sign on the roof
If you own a rental within reach of Rainham (Kent) station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Before booking anyone

- Whether VAT is added on top
- How long they’ve been surveying roofs
- Whether you can ask questions once you have the report
Useful tips for Kemsley Street property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Stay off the flat roof unless needed
- Find the breach before more patching
- Record dates and spots where water appears
- Act on new leaks promptly
If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
How the survey works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Kemsley Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Preparing for the visit
- Jot down any questions you want answered
- Clear the way to the loft hatch
- Buyers: confirm access with the estate agent or seller

Advice
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Local flat roofs in Kemsley Street
Kemsley Street is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Take an older house close to Church of St Peter: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Deanwood Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
