About our electronic leak detection in Little Gaddesden

ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We will tell you if we think the leak is coming from somewhere else. It will not show water getting in through brickwork or around frames. Our report keeps that distinction clear. You will also know what to check next. We survey single-ply roofs, liquid-applied waterproofing and commercial flat roofs, and people most often book us about damp inside with no sign on the roof and repairs that haven’t stopped the leak.

In a small place like Little Gaddesden, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What a survey costs

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or email us.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

How the survey works

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Little Gaddesden often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller

How to book

A quick phone call is normally the easiest start: call 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Advice

Different roofs, different checks

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Little Gaddesden questions

Do you cover smaller places like Little Gaddesden?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Little Gaddesden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you use low-voltage or high-voltage testing?

It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Can every flat roof be tested?

ELD doesn’t suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof won’t work, we’ll say so before testing.

Common roof problems in Little Gaddesden

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

We’re often asked to look at:

  • Leaks showing away from the breach
  • Repairs that haven’t stopped the leak
  • Leaking laps in the waterproofing
  • New roofs to check before paving or planting

In and around Little Gaddesden, as anywhere, a roof is easiest to deal with when its problems are found early.

Questions to ask before booking

  • Their drone registration, if they fly one
  • What the survey won’t cover
  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

What electronic leak detection looks like in Little Gaddesden

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Tring station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Areas we can’t reach or that can’t be tested
  • Leaks from plumbing or windows
  • Carrying out the repair work
