  • Leaks showing away from the breach

Electronic leak detection near St Stephens

Why act early in St Stephens

A visual inspection can miss tiny holes. Electronic testing can find breaches you can’t see by eye where the roof suits it. On a bungalow or cottage around St Stephens, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Why us?

  • 98% customer satisfaction
  • Covered by professional indemnity and public liability insurance
  • Independent findings on the roof’s condition
  • Every finding written up with photos

About our electronic leak detection in St Stephens

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or check a new membrane before handover. Each roof is quoted on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. We’re often asked to look into a flat roof leak that can’t be traced and holes left by work on the roof, on commercial flat roofs, single-ply roofs and green roofs.

Outbuildings, garden rooms and garages in places like St Stephens often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Landlords, agents and block managers in St Stephens

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Common questions in St Stephens

Do you look at commercial flat roofs near St Stephens, like hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Does a conservation area affect roof work in St Stephens?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Are you insured?

We are covered by professional indemnity and public liability insurance.

What’s the price of ELD?

Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or drop us an email.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What we can’t see

Before booking, it’s worth knowing what a survey will not do:

  • Areas we cannot reach or that cannot be tested
  • Carrying out the repair work
  • Roofs whose membrane or build-up isn’t suitable

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs

What we look for on each type of roof

Single-ply membranes

ELD often works on single-ply membranes, depending on the type and build-up.

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We’ll tell you if yours is not suitable.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Flat and commercial roofs around St Stephens

Historic houses such as Batchwood Hall, about 1.7 miles north, show how far back building in the area around St Stephens goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For an older house near a landmark like St. Stephen's Church, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Marlborough Science Academy: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near St Albans Abbey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. Homes around St Stephens often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Getting ready for the survey

  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we are looking at
