How a flat roof survey works in Beauchamp Roding

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. Common reasons to book are edge trims that have lifted or split and blistering in felt or asphalt, across mastic asphalt, upstands and outlets and felt flat roofs.

Somewhere as small as Beauchamp Roding, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Where a roof is exposed, as many are in small places like Beauchamp Roding, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

When you need someone else

A survey is a careful look at the flat roof, but it can’t do everything. Its limits include:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Flat roofs in Beauchamp Roding

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark such as Church of St Botolph Beauchamp Roding, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Whatever the street in Beauchamp Roding, a roof costs least to look after when faults are caught early.

Beauchamp Roding questions

Is Beauchamp Roding in the area you cover?

Yes, Beauchamp Roding is one of the places we work. The survey and report are the same in Beauchamp Roding as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Beauchamp Roding?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How long is the visit?

Time on site depends on the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.

Landlords, agents and block managers in Beauchamp Roding

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Beauchamp Roding often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the freeholder or managing agent

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
