How a flat roof survey works in Clatterford End

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or send us an email with the address and an idea of the roof’s size. Common reasons to book are upstands pulling away from walls and outlets that hold water back, on EPDM rubber, GRP fibreglass and felt flat roofs.

In a village or hamlet like Clatterford End, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Clatterford End: your questions answered

How do I find out if my home in Clatterford End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Clatterford End?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Leave it or get it looked at?

A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. In a small place like Clatterford End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Roof by roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

What happens on the day

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Clatterford End, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors

What a survey costs

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Building height and the viewpoints available

Prices quoted always include VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

There’s no need for technical words. It’s enough to let us know:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Before and after the survey

From years of surveys, a few habits stand out:

  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Note where water lies after a downpour
  • Never stand on rooflights or fragile sheeting

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Local flat roofs in Clatterford End

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Clatterford End has a long history of building, with Hill Hall about 2.8 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

The streets around a church such as Greensted Church are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as The Ongar Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
