About our flat roof survey in Curling Tye Green
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey single-ply membranes, felt flat roofs and upstands and outlets, and common reasons people get in touch are failed seals around rooflight kerbs and damaged trims at the roof edge.
Older buildings in small places like Curling Tye Green may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Roof by roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
Curling Tye Green: your questions answered
Do you cover smaller places like Curling Tye Green?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in Curling Tye Green?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How quickly is the report sent?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Are you insured?
Our cover is professional indemnity plus public liability.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Checking the roof from ground level
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours at most homes, or half a day or so for a commercial building. Around Curling Tye Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Preparing for the visit
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

Leave it or get it looked at?
Flat roofs cannot typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. For an older or listed building in a place like Curling Tye Green, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations, which need a structural engineer
- Hidden layers beneath the covering
- Areas we can’t see or reach safely, including fragile rooflights and sheeting

Flat roofs in Curling Tye Green
The coast is about 3 miles or less from Curling Tye Green, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church like Church of St Michael are frequently among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Plume School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Hatfield Peverel station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
