Flat roof surveys for homes and businesses in Great Easton

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re often asked to look into outlets that hold water back and signs of deflection in the roof deck, across GRP fibreglass, mastic asphalt and felt flat roofs.

In a village or hamlet like Great Easton, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Around Great Easton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Have keys ready for side gates, garages or roof access doors

Advice

Prices for flat roof surveys in Great Easton

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange
  • What made you get in touch

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or send us an email.

Do you need a flat roof survey in Great Easton?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

These are some of the problems a survey can pick up:

  • Water getting in at rooflights
  • Raised blisters across the surface
  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall

If you live in an older home near Church of St John and St Giles, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Will the report include photos?
  • What insurance they carry
  • Whether any drone flown is registered with the CAA

What a roof survey includes

How the survey changes by roof type

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Your questions about flat roof surveys in Great Easton

Do you cover Great Easton?

Yes, Great Easton is one of the places we work. The survey and report are the same in Great Easton as anywhere else, and visits run on weekdays and weekends.

Will you come out to Great Easton?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How many years has my flat roof got left?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the details.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What a flat roof survey looks like in Great Easton

With Horham Hall about 2.7 miles north-west, Great Easton sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Stansted Airport station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Helena Romanes School and Sixth Form Centre, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Landlord and commercial surveys in Great Easton

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Where a roof is exposed, as many are in small places like Great Easton, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
