About our flat roof survey in Icklesham
Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. Common reasons to book are dips that suggest the deck is deflecting and cracked or split membrane, on EPDM rubber, felt flat roofs and upstands and outlets.
In a small place like Icklesham, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

When you need someone else
It is a careful look at the flat roof, not the whole story. Its limits include:
- The condition of the deck or insulation hidden under the covering
- Fragile surfaces, which we do not walk on
- A fixed date for when the roof will need replacing
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before you book. What our survey covers.
Roof types and parts we check
- Single-ply membranes
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- EPDM rubber
- GRP fibreglass
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Icklesham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Jot down any questions you want answered
- Mention any parking restrictions on your street
- Have keys ready for side gates, garages or roof access doors

Rented homes, blocks and businesses

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Why act early in Icklesham
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Older and listed buildings around Icklesham may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Icklesham questions
Do roofs near the sea, like those around Icklesham, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Icklesham is within about 3 miles of the coast.
Will you come out to Icklesham?
Yes. Icklesham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Flat roof surveys around Icklesham
Icklesham is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
With Lamb House about 3.7 miles north-east, the area around Icklesham has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. The streets around a church like The Parish Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Anyone responsible for a site like Icklesham Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
