Flat roof surveys for Pleshey homes and businesses

Flat roof surveys for homes and businesses in Pleshey

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Common reasons to book are pools of water lying on the roof and blocked or damaged outlets, on single-ply membranes, upstands and outlets and GRP fibreglass.

In a small place like Pleshey, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Pleshey

How do I find out if my home in Pleshey is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Pleshey in the area you cover?

Yes, Pleshey is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Why act early in Pleshey

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For older village homes like those around Pleshey, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You will know the price for the job before booking.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Watch the ceilings below the flat roof for stains
  • Check new fixings through the roof are properly sealed
  • Treat rooflights and old sheeting as fragile
  • Look for standing water a day after rain

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Pleshey often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked

Advice

Flat and commercial roofs around Pleshey

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

In and around Pleshey, as anywhere, a roof is easiest to deal with when its problems are found early.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

When to book a survey in Pleshey

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

A survey can pick up problems such as:

  • Cracked or split membrane
  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Raised blisters across the surface

The streets around a church such as Church of Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Whether the inside of the roof is included
