Flat roof surveys in Robertsbridge

Do you need a flat roof survey in Robertsbridge?

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Problems we come across often include:

  • Failed seals around rooflight kerbs
  • Splits and cracks in the covering
  • Damaged trims at the roof edge
  • Signs of deflection in the roof deck

If your house is among the older ones in the streets near Robertsbridge United Reformed Church, the joins between later flat roofs and the old walls are where problems typically start.

What’s in a roof survey

How a flat roof survey works in Robertsbridge

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at edge trims that have lifted or split and raised blisters across the surface, across EPDM rubber, GRP fibreglass and single-ply membranes.

In a small place like Robertsbridge, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Surveys for landlords and agents in Robertsbridge

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Why it’s worth a survey now in Robertsbridge

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older and listed buildings around Robertsbridge may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

What a flat roof survey looks like in Robertsbridge

Historic houses like Durhamford Manor, about 3.8 miles south-east, show how far back building in the area around Robertsbridge goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Salehurst Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Robertsbridge station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Robertsbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

What we look for on each type of roof

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Questions from Robertsbridge

Is my home in Robertsbridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Robertsbridge?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What will the report tell me?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will this cover the whole house?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
