Flat roof surveys for homes and businesses in Oxley's Green

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you are worried about cracked or split membrane and leaks around rooflights, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Oxley's Green, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How the survey changes by roof type

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations, which need a structural engineer
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Oxley's Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

How to book

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

Why get it checked now?

If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What you get with us

  • An independent view of the roof
  • Surveys seven days a week
  • A report with photographs

What a flat roof survey looks like in Oxley's Green

About 1.9 miles north-west lies Bateman's, a reminder of how long the area around Oxley's Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Robertsbridge station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as The Parish Church of St Thomas A Becket, flat-roofed rear additions and dormers added over the years are worth checking.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your questions about flat roof surveys in Oxley's Green

Will you come out to Oxley's Green?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Oxley's Green in the area you cover?

We do. Every survey there gets the same written report with photographs.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How long does the survey take?

Most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. The report follows by email.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

What’s in the report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

What affects the cost of flat roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, like buying, a leak or storm damage

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.
