How a flat roof survey works in Skippers Hill

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. If you’re worried about blocked or damaged outlets and dips that suggest the deck is deflecting, we can find out what’s behind it, on EPDM rubber, mastic asphalt and upstands and outlets alike.

In a village or hamlet like Skippers Hill, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Flat and commercial roofs around Skippers Hill

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If yours is one of the older homes in the streets near Church of the Good Shepherd, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building like Skippers Hill Manor School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Crowborough station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Skippers Hill is about 4 miles south-east of Crowborough, in East Sussex. Roofs in Skippers Hill get the same thorough look as anywhere else in East Sussex. Our area takes in places right across East Sussex. There’s also a page for Brighton.

How the survey changes by roof type

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Skippers Hill frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Keep pets inside or away from the areas we are looking at

Why act early in Skippers Hill

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Skippers Hill: your questions answered

How do I find out if my home in Skippers Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Skippers Hill?

Yes, Skippers Hill is one of the places we work. The survey and report are the same in Skippers Hill as anywhere else, and visits run on weekdays and weekends.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show.

How long does the survey take?

It normally takes between one and two hours at a typical home, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.

Will you walk on the flat roof?

It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof will not leak in future
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.
