Stebbing: your questions answered

Do you carry out roof surveys in Stebbing?

Yes. We cover the whole of London and South East England, and Stebbing is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Is my home in Stebbing listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Flat roof survey in Stebbing: what you get

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’re worried about pools of water lying on the roof and dips that suggest the deck is deflecting, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Stebbing take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Stebbing

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Stebbing may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Stebbing, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Advice

Roof by roof

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Signs you need a flat roof survey in Stebbing

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Typical things we are asked to look at include:

  • Loose or cracked edge trims
  • Splits and cracks in the covering
  • Standing water left after rain
  • Blistering in felt or asphalt

If you look after a building such as Stebbing Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the price includes VAT
  • Their insurance cover

What to expect from a roof survey

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flat roof surveys in Stebbing: local notes

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark such as United Reformed Church, the joins between later flat roofs and the old walls are where problems typically start.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • What’s under the membrane without opening it up
  • Parts of the roof that aren’t safe to walk on or view
  • Whether the deck or joists are strong enough

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and does not.
