Questions from Teynham Street

How do I find out if my home in Teynham Street is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the coastal weather around Teynham Street hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the details.

Will this cover the whole house?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Do you cover Teynham Street?

Yes. Our area covers London and South East England, Teynham Street included.

How much does a flat roof survey cost in Teynham Street?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

About our flat roof survey in Teynham Street

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’re worried about dips that suggest the deck is deflecting and splits, cracks and crazing, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and felt flat roofs alike.

Older buildings in small places like Teynham Street may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Flat and commercial roofs around Teynham Street

Teynham Street is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 4.8 miles south lies Belmont House and Gardens, a reminder of how long the area around Teynham Street has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take a building like Teynham Parochial Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Mary: flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Teynham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Older cottages and farmhouses around Teynham Street can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Teynham Street, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent

Advice

Useful tips for Teynham Street property owners

Over many surveys, some simple habits stand out:

  • Keep outlets clear of leaves and moss
  • Check that new brackets or units haven’t damaged the covering
  • Note any new marks on ceilings beneath the roof
  • Have the roof looked at again after a severe storm

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
