Why act early in Willingale

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. For older village homes like those around Willingale, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Flat roof survey in Willingale

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. Common reasons to book are blistering in felt or asphalt and edge trims that have lifted or split, across upstands and outlets, single-ply membranes and felt flat roofs.

Flat roofs on exposed homes in small places like Willingale take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Fragile surfaces, which we don’t walk on
  • Whether the deck or joists are strong enough
  • Hidden layers beneath the covering

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Willingale can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Advice

Landlord and commercial surveys in Willingale

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Local flat roofs in Willingale

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

FAQs for Willingale

Do you carry out roof surveys in Willingale?

Yes. We survey roofs across London and South East England, and Willingale is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Willingale is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

When to book a survey in Willingale

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.

Common reasons to book include:

  • Blisters and bubbles in the covering
  • Splits, cracks and crazing
  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims

If your home is one of the older ones in the streets near Parish Church of St Christopher Willingale Doe, the joins between later flat roofs and the old walls are where problems usually start.
