Need a landlord roof survey in Ayot St Peter?

Ayot St Peter: your questions answered

Do you cover smaller places like Ayot St Peter?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Ayot St Peter is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How do I arrange a landlord roof survey in Ayot St Peter?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

Landlord roof surveys for homes and businesses in Ayot St Peter

Our landlord and block roof surveys cover Ayot St Peter and the rest of London and South East England. A visit normally takes an hour or two for a house, and longer for a block or a building with several roofs. We inspect from ground level, vantage points, the loft space and the roof where it’s safe, and by drone where it is applicable. You then get a written report with photos. Common reasons to book are worn ridges, hips and verges and splits and blisters in flat roof coverings, on blocks of flats, rented houses and converted houses.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere like Ayot St Peter needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Move anything stored under the loft hatch
  • Check we can get to the back of the property
  • Have any paperwork from past roof work to hand

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Survey the roof on a regular cycle
  • Act on high-priority defects quickly
  • File each roof report for future reference
  • Have gutters and outlets cleared every year

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What a landlord roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

About 1.4 miles north-west lies Shaw's Corner, a reminder of how long the area around Ayot St Peter has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Monk's Walk School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Signs you need a landlord roof survey in Ayot St Peter

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause from what’s visible.

Signs worth acting on include:

  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Chimney stacks in poor repair
  • Choked outlets and gutters

Shop and office owners around Howard Centre may find that a roof report helps plan work around trading rather than after a leak.

What to check before booking

  • Will they check the loft as well as the outside?
  • When you’ll get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How much experience they have with roofs like yours
