Practical tips

You don’t need to be a roofer to help. What helps most:

  • Don’t wait for a leak to survey the roof
  • Check your lease or ask a solicitor about who pays
  • Tell tenants when we are coming
  • File each roof report for future reference

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

Landlord roof survey in Bicknor: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey gutters and downpipes, shared roofs and blocks of flats, and common reasons people get in touch are ponding or splits on flat roofs and missing or loose roof coverings.

Some older homes in villages like Bicknor are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is
  • What made you get in touch

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Bicknor: your questions answered

How do I find out if my home in Bicknor is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Bicknor?

Yes. Bicknor is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

What access do you need for a block roof survey?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

What’s the best way to book?

It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run seven days a week.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or send us an email.

Bicknor homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Leeds Castle about 3.7 miles south-west, Bicknor sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you let a flat or house near Hollingbourne station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

Bicknor is about 4 miles south-west of Sittingbourne, in Kent. Wherever you are in Bicknor, we can carry out landlord roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across Kent, from the larger towns to small villages. Our Maidstone page covers surveys nearby.

How it works

The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Bicknor, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Tell us about parking before the day

Why act early in Bicknor

An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • 98% customer satisfaction
  • A photo-illustrated written report
  • An independent look at the roof
  • Prices that include VAT

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
