Landlord roof surveys near Bobbing

Landlord roof surveys for homes and businesses in Bobbing

We survey let and shared roofs in Bobbing and across London and the South East. Time on site usually takes about 1–2 hours at most homes, and longer for a large or complex roof. We inspect from ground level, vantage points, the loft space and the roof where it’s safe, and by drone where it is applicable. You then get a report with photographs. If you’ve noticed standing water on a flat roof and damaged pots and flaunching, we can find out what’s behind it, whatever the roof.

Somewhere as small as Bobbing, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Bobbing often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

Surveys for landlords and agents in Bobbing

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Local roofs in Bobbing

Bobbing lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Newington station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Grove Park Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a landlord roof survey in Bobbing

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

Typical things we’re asked to look at include:

  • Ponding or splits on flat roofs
  • Gutters overflowing onto walls
  • Damaged party-wall upstands or parapets
  • Cracked or leaning shared chimneys

If your home is one of the older ones in the streets near Church of St Bartholomew, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the inside of the roof is included
  • Which limits apply to the survey

What to expect from a roof survey

Questions from Bobbing

I let a flat near Newington station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Bobbing listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How long does the survey take?

It normally takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. The written report follows by email, on the timescale of your package.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Roof by roof

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

What happens if roof problems are left?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Older cottages and farmhouses around Bobbing can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.
