Landlord roof survey in Chidham

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey gutters and downpipes, shared roofs and blocks of flats, and people most often book us about standing water on a flat roof and failed flashings at walls and chimneys.

Some older homes in villages like Chidham are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Common roof problems in Chidham

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.

It is worth booking a survey if you’ve seen:

  • Loose ridge or hip tiles
  • Damp or stains in top-floor flats
  • Standing water on a flat roof
  • Blocked gutters over flats

The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey

What’s in a roof survey

Chidham: your questions answered

Is my home in Chidham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Nutbourne station?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and some details.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Why get it checked now?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Where a roof is exposed, as many are in small places like Chidham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Chidham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Let us know about any leaks, stains or damp patches you know of

What a landlord roof survey looks like in Chidham

The coast is about 2 miles or less from Chidham, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Nutbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Chidham Parochial Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Ask residents to report damp right away
  • Arrange flat access in advance
  • File each roof report for future reference
  • Act on high-priority defects quickly

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.
