Landlord roof surveys in Orsett Heath

Landlord roof survey in Orsett Heath: what you get

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey flat roofs on blocks, shared roofs and blocks of flats, and the problems we’re asked to look at most are cracked or lifting flashings and gutters overflowing onto walls.

Somewhere as small as Orsett Heath, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. Older cottages and farmhouses around Orsett Heath can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Orsett Heath questions

How do I find out if my home in Orsett Heath is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Grays station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included, but contractors can price from it.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Local roofs in Orsett Heath

The coast is about 3 miles or less from Orsett Heath, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Emmanuel Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Grays station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a shop, office or commercial unit, for instance near Ealing Broadway Centre, a dated report on the roof is useful for planning and for any lease discussions.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Ask your managing agent about lease terms
  • Act on high-priority defects quickly
  • Arrange flat access ahead of time
  • File each roof report for future reference

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Orsett Heath can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

Advice

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we cannot see

A survey is a close look at the let or shared roof, but it cannot do everything. The main limits are:

  • Roof areas we weren’t given access to
  • Responsibility under a lease
  • A full building survey of every part of the property

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and does not.
