What a landlord roof survey looks like in Tyttenhanger
The wider area around Tyttenhanger has a long history of building, with Batchwood Hall about 3.3 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a shop, office or commercial unit, for example near The Maltings, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Nicholas Breakspear School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of St Albans station, a dated record of the roof is useful when planning maintenance across a let.

Landlord roof surveys for homes and businesses in Tyttenhanger
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. Your agent or you arrange access and we’ll say what we need as you book. Where we cannot get into part of the building, the report says so. We survey gutters and downpipes, blocks of flats and shared roofs, and the problems we are asked to look at most are worn ridges, hips and verges and cracked or lifting flashings.
In a small place like Tyttenhanger, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What else we do in Tyttenhanger
Tyttenhanger: your questions answered
Is my home in Tyttenhanger listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near St Albans station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What affects the cost of landlord roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
- The size of the roof
- Height and safe access
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.
What we need to know
These details help when you get in touch:
- Your postcode, so we can check access and travel
- The style of property, from a terrace to a block
- When you need the report by
- Whether there is a loft hatch, a shared roof or tricky access
Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere like Tyttenhanger needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you ahead of time.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work

Why get it checked now?
Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait helping you spread the work. In a small place like Tyttenhanger, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Landlord and commercial surveys in Tyttenhanger
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What this survey cannot tell you
It is a careful look at the let or shared roof, not the whole story. The main limits are:
- Legal advice on leases or service charges
- Parts of the roof we can’t safely see or access
- Walls, floors and services beyond the roof
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
