Landlord roof survey in West Stoke: what you get

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. Typical surveys look at slipped or missing slates and tiles and damaged pots and flaunching, across converted houses, flat roofs on blocks and gutters and downpipes.

In a small place like West Stoke, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we can’t see

It is a careful look at the let or shared roof, not the whole story. Its limits include:

  • Structural calculations or an engineer’s report
  • Roof areas we weren’t given access to
  • Walls, floors and services beyond the roof

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses

What we look for on each type of roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like West Stoke, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

West Stoke homes and their roofs

West Stoke lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Historic houses like West Dean House, about 3.2 miles north-east, show how far back building in the area around West Stoke goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Fishbourne station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs.

West Stoke is about 3 miles north-west of Chichester, in West Sussex. Bookings from West Stoke are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across West Sussex. Portsmouth is in our area too.

We survey roofs across the PO18 postcode area for landlord roof surveys. Local streets include Downs Road and Lye Lane, all of which we cover. If you are just outside West Stoke, we cover East Ashling (1 mile south-west), West Ashling (1 mile south-west), Funtington (2 miles west), Broadbridge (2 miles south-west) and Fishbourne (2 miles south). We also work in nearby towns such as Bognor Regis (8 miles south-east), Chichester (3 miles south-east), Selsey (10 miles south), Littlehampton (13 miles east), Emsworth (5 miles west) and Rustington (14 miles east).

Why get it checked now?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Package prices that include VAT
  • Visits on any day of the week
  • Two decades and more of roof surveys
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

West Stoke questions

Do you survey roofs for landlords with property near Fishbourne station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Is my home in West Stoke listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does the survey take?

Time on site depends on the roof; most visits take about 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.

How do I book a survey in West Stoke?

To book, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you need a landlord roof survey in West Stoke?

Older buildings across London and the South East have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that is happening.

Most people get in touch after spotting one of these:

  • Leaks into upper flats
  • Ponding or splits on flat roofs
  • Missing or loose roof coverings
  • Flashings that have come away

If you look after a building such as Bishop Luffa School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Are they insured for the work?
  • Whether VAT is in the quoted price
  • How soon the report will arrive
  • Will they check the loft as well as the outside?
