Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access and we will say what we need when you book. Where we can’t get into part of the building, the report says so. Typical surveys look at loose ridge or hip tiles and cracked or lifting flashings, on converted houses, rented houses and shared roofs.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Common roof problems in Winterbourne

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.

Most people get in touch after spotting something like this:

  • Damp or stains in top-floor flats
  • Failed flashings at walls and chimneys
  • Standing water on a flat roof
  • Worn ridges, hips and verges

For an older house near a landmark like Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Whether the price includes VAT
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection

What a roof survey includes

Common questions in Winterbourne

I let a flat near Selling station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.

Do you cover smaller places like Winterbourne?

Yes, Winterbourne is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. The report is sent afterwards by email.

What we look for on each type of roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can safely be seen.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. Around Winterbourne, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about one to two hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Winterbourne, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Make sure the loft hatch can be reached

Winterbourne homes and their roofs

The coast is about 5 miles or less from Winterbourne, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces like Mount Ephraim Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building like Boughton-under-Blean and Dunkirk Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
