How new roof snagging works in Chafford Hundred

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the roof space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. It all goes in the report. Typical surveys look at vents that weren’t fitted or are covered and damage to other parts of the building, across flashings and valleys, replacement roofs and new-build homes.

In a smaller place like Chafford Hundred, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

FAQs for Chafford Hundred

Is my home in Chafford Hundred listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do roofs near the sea, like those around Chafford Hundred, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How long does new roof snagging take?

It typically takes about one to two hours at most homes, and longer for a large or complex roof. We’ll give you an idea when you book.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Nails and clips under the slates or tiles
  • Parts of the roof we can’t see safely
  • Legal advice on your contract

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Ridges and verges
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • New-build homes
  • Loft conversions and dormers

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, depending on how much new work there is to check. Being in a smaller place like Chafford Hundred does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Let us know about parking before the day
  • Keep pets out of the way during the survey

Booking a survey

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Tell your roofer the work will be inspected
  • Walk round the house to look for knock-on damage
  • Book snagging before the final payment
  • Diary the defects period end date

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.

Leave it or get it looked at?

Phone photos from the garden cannot show much. Our inspection looks as closely as can be done safely using a drone where it applies. Homes in smaller places like Chafford Hundred can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Do you need new roof snagging in Chafford Hundred?

Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.

Most people get in touch after spotting one of these:

  • Flashings not properly dressed or fixed
  • Loose or badly finished ridge tiles
  • Cracked lower roofs or marked walls after the work
  • Cracked or slipped new tiles or slates

If you own a rental within reach of Grays station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before you book any roof surveyor

  • How soon the report will arrive
  • Will the report include photos?
  • Whether the price includes VAT
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Local roofs and buyers in Chafford Hundred

Chafford Hundred lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near All Saints' Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
